Elite Gate Motor & Opener in Encino: What to Know First

We provide independent Elite gate motor and opener repair, installation, and replacement throughout Encino. Most Elite opener jobs are done same-day or next-day once we diagnose the problem, and we quote the price up front before any work begins, so there are no surprises on the invoice. If you’re an Encino homeowner with a dead Elite operator, a gate that grinds but won’t move, or an opener that trips its breaker every few days, this page tells you what’s actually going on and what it should cost to fix.

How Elite Products Fail - and How We Fix Them

Elite builds solid residential and light-commercial operators. They’re not the fanciest brand on the market, but they’re dependable when installed right. The problem is, in Encino, a lot of them weren’t. Here’s what we actually find when we open up an Elite unit:

  • Elite SL-3000 slide operators and the “grinding gear” complaint. This is the most common call we get. The motor runs, the gate shudders, and the chain clanks. Nine times out of ten it’s not the motor at all. It’s the drive sprocket wearing into the output shaft because the set screw was never seated with thread locker at install. We see it on units installed by handymen and, frankly, by some fence companies that don’t specialize in operators. Our fix: pull the sprocket, inspect the shaft keyway, replace the sprocket and key if there’s slop, and loctite everything before it goes back together. If you catch it before the shaft itself is chewed up, you don’t need a whole new operator.
  • Elite CSW200 swing arm operators and the “gate drifts open at night” call. This one drives people crazy because it’s intermittent. The gate closes fine, then an hour later it’s sitting open. On the CSW200, the usual culprit is the limit switch cam wearing a groove, so the operator loses its zero point. Sometimes it’s the control board losing memory because the battery backup is dead and the board resets every time power flickers. We test both. If the cam is worn, we replace the limit assembly. If the board’s battery is done, we replace the board battery, not the whole board.
  • Elite SW series swing operators and blown fuses on the control board. The SW line is a workhorse, but when a leaf clamp or gate hinge gets stiff, the motor draws more current and the control board fuse pops. A lot of companies will sell you a new board and call it done. We lubricate the hinge, adjust the leaf clamp torque, test the current draw under load, and only then replace the fuse. Otherwise you’ll be replacing that fuse again in six months.
  • Elite keypad and intercom integration failures. Elite’s own keypads are fine, but we see a lot of third-party intercom and telephone entry systems wired into the operator incorrectly at the terminal strip. The symptom is usually “the intercom opens the gate but the keypad doesn’t” or vice versa. We trace the wiring to the right terminals, test voltage at the accessory input, and re-terminate with proper connectors. This is one of those jobs that takes a meter and patience more than parts.
  • Battery backup that was never installed or died years ago. Elite operators support battery backup, but plenty of Encino homes don’t have one, or had one installed with a cheap sealed lead-acid that’s now swollen and useless. We replace with the correct spec battery, test the charging circuit, and make sure the operator actually switches over when we kill wall power. In an area with Santa Ana wind outages, that matters.

Our Elite Gate Motor & Opener Process

Here’s how a typical Elite job runs when you call us in Encino:

  1. 1
You call, we answer. You describe the symptom. If it sounds like something simple, we’ll walk you through a quick test over the phone. If not, we schedule a time that works.
  2. 2
Diagnostics on site. We test the motor, control board, limits, capacitor, and the gate itself. Elite operators are only as good as the gate they’re bolted to, so we check the hinges, roller track, and weight balance before we blame the motor.
  3. 3
The parts decision made with you, not for you. For board replacements and motor swaps, we quote OEM Elite parts. For wear items like sprockets, chains, and capacitors, we’ll offer a quality aftermarket equivalent when it saves money without cutting corners. You approve the number before we touch a wrench.
  4. 4
The repair. We fix it on site in your driveway. We weld brackets and mounting plates in place if they’re stripped or cracked, rather than hauling the gate to a shop.
  5. 5
Cycle test. We run the gate through 15 to 20 open-close cycles, test the safety reverse, and check the force settings. No rattle, no creep, no binding.
  6. 6
Written promise. Every job gets our 90-Day Done Right Promise on paper. If it’s not right, one call brings us back at no charge.

What Elite Gate Motor & Opener Costs in Encino

Straight numbers, because that’s what you’re here for.

  • Capacitor replacement: $120 to $180
  • Limit switch or cam replacement: $150 to $220
  • Control board replacement (Elite OEM, installed): $380 to $650
  • Drive sprocket and chain replacement on a slide operator: $280 to $450
  • Swing arm operator motor replacement: $450 to $750
  • Full slide operator replacement (OEM, installed): $1,400 to $2,200

The price moves based on which Elite line you have, whether the gate itself needs realignment or weld repair, and whether we’re pulling wire for a new intercom or battery backup. You’ll know the number before we start. If someone quoted you a much lower board price, ask if they’re installing a used board or a generic. We’ve replaced enough of those to know the story.

Why Encino Homeowners Call Gatewood Fence & Gate for Elite Work

My name is Hal Gatewood, and I’ve been fixing gates in the San Fernando Valley since 2001. Most of that time, right here in Encino. I grew up two blocks from Balboa Park, and I took welding and fabrication at Pierce College over in Woodland Hills. That’s why when I see an Elite operator mounted on a bracket that was never welded to the post, just bolted with lag screws into stucco, it bothers me. Because I know exactly how that job should have been done.

We’re locally owned and owner-operated. The person who answers the phone is the same person who shows up. We’re an independent Elite service provider, which means we work for you, not for the factory warranty department. And when an Elite unit isn’t worth fixing, we can put in a LiftMaster, Mighty Mule, Ghost Controls, or DoorKing operator instead and wire it into your existing intercom and keypad. We service all nine major brands, so we can be honest about the comparison instead of selling you the only thing on our truck.

The 90-Day Done Right Promise is on every invoice in writing. If it’s not right, we come back. That’s the whole promise.
