Signs Your BFT Welding & Fabrication Is Failing
- The gate drags or scrapes at the latch end. The hinge post has pulled out of plumb, and the weld or the post base itself has cracked. Every open and close is grinding that crack wider.
- The operator arm thunks when it engages. The steel bracket that connects the Deimos arm to the gate leaf has worn its bolt holes oval, usually because the through-bolts were never tightened after the second week of use.
- You can see daylight through the weld at the hinge point. That’s a cold weld or a stress crack, and it’s about to let the gate leaf sag. We find these on gates installed by cut-rate crews around Encino, usually within eighteen months.
- The gate squeals at the support wheel and the wheel leans at an angle. The spindle or the wheel bracket has fatigued. Southern California gets almost no rain but the heat cycling is brutal on steel that was never gusseted.
- The motor hums but the gate barely moves on a slide unit. The rack gear has separated from the track at one of the welded tabs, and the pinion is spinning in the gap. If you keep running it, you’ll chew the gear teeth off.

What an owner can safely check: bolt tightness, for one. Get a wrench on the BFT operator mounting bolts and the hinge plate bolts and see if anything turns by hand. That’s free and it prevents half of what we get called for. What an owner should not attempt is welding a gate that’s still on its post, or re-welding a cracked hinge while the leaf is under tension. A gate spring or a loaded hinge has enough stored force to take a finger off. If you don’t have a welder, a grinder, and a way to crib the gate leaf level, you’re not saving money, you’re saving up for a bigger bill.
