FAAC Gate Motor Replacement: The Encino Owner’s Guide

Which FAAC Models This Applies To

FAAC has made several lines of swing and slide gate operators over the years, and the motor that fits in a 400 series operator is not the same as what goes in a 750, 770, or 844. In Encino, the most common units we see on residential driveways are the 400 series (light-to-medium swing gates), the 750 and 770 series (heavier and commercial-duty swing gates), and the 844 series for slide gates. Each one has a slightly different motor housing, capacitor mounting, and limit switch configuration, which is why you can’t reliably swap a motor between series even though they look close at a glance.

To identify what you have, find the data plate on the side of the operator housing. It will have the model number stamped or printed, the voltage (usually 115V for residential Encino installations, occasionally 230V for long driveways or commercial properties), and a serial number. If the plate is faded out from sun exposure, which happens often on west-facing driveway gates, you can measure the operator housing itself. The 400 series motor sits in a shorter, more compact body; the 750/770 is noticeably longer and heavier; and the 844 slide operator has a distinct profile with a release lever on the bottom. If you’re not sure, take a photo of the unit and the gate hinge configuration before you call, and we can usually identify it from that.

When it comes to OEM versus aftermarket, FAAC’s own replacement motors are solid, but they’re also priced accordingly. We carry quality aftermarket equivalents for the common residential models that we’ve installed dozens of times without issue. Some of the aftermarket FAAC-compatible motors actually include a slightly better capacitor than the original spec, which is useful in Encino where summer heat pushes capacitors to fail more often than they do in cooler climates. What we won’t do is put in a no-name motor that burns out in two years, because then we’re back out there replacing it again, and that helps nobody.

Signs Your FAAC Gate Motor Replacement Is Failing

• Motor hums but the gate won’t move. This is the classic FAAC symptom. The capacitor has likely failed, which means the motor can’t get the startup torque it needs. Sometimes a capacitor replacement fixes it; if the motor hums even with a fresh capacitor, the windings themselves are burned or the armature is seized, and the motor needs to come out.
• Gate starts moving, then stops or reverses before completing its cycle. Your limit switches are probably drifting out of adjustment, or the motor is overheating and the thermal overload is cutting it off partway. We see this a lot on gates that were installed ten or fifteen years ago and have never had their limits recalibrated.
• Operator trips the circuit breaker every time the gate is triggered. This means the motor is pulling more current than it should, almost always because of a mechanical bind in the gate itself or failing motor bearings. Continued operation while this is happening will destroy the motor, so if your breaker is tripping, stop using the gate and call us.
• Loud grinding or grinding-scraping noise from inside the operator. The motor’s internal bushings or the reduction gears are wearing out. On the 750 and 770 series, this is often the gearbox going bad, and by the time you hear it, the damage is already done. Replacement is the fix, not lubrication.
• Gate moves at half speed or needs a manual push to get started. The motor is losing torque. This can be the capacitor weakening, the voltage dropping through a corroded connection, or the motor brushes wearing down. Either way, it will only get worse, and a motor that’s been run in this condition for months is usually not worth rebuilding.

DIY or Call Us?

There are a few things you can safely check on your own to help us diagnose before we come out: is the breaker for the operator still in the “on” position, does the release handle disengage cleanly so the gate can be pushed by hand, and do the gate hinges look intact or is the gate drooping? But replacing the motor itself is not a DIY job. It involves working around line voltage, the gate’s moving mechanisms, and proper re-adjustment of the limit switches so the gate closes fully without slamming or stopping short. A gate that isn’t re-limited after a motor swap can hurt someone, and the electrical side of an operator that’s been undersized or wired incorrectly is a fire hazard.
